Repair Or Replace: What To Do With Your Roof

Your home is one of the biggest investment you ever make in your life. In order to protect that investment, you need to ensure that your roof is in proper working order, and make sure that any residential roofing repairs are taken care of in a timely fashion to prevent major issues.

But every roof, at some point, will most likely need to be replaced by newer one. Knowing when that time has come can be tough though, so below are a few questions you can ask yourself to determine when it's the right time to perform basic residential roofing repairs or opt for a brand-new roofing installation.

How Old is Your Roof?

At some point, as stated above, every roof will need to be replaced, but the type of material that you used for your current roof will determine when that time comes. Asphalt roofing, which is currently the material of choice for nearly 80% of homes in the United States, has an average lifespan of around 15 to 20 years, whereas slate can last nearly 200. Once your home reaches the halfway point of that lifespan, you'll start to notice that the frequency and intensity of your repairs will increase significantly, so it may make more financial sense to replace it instead of continuing to perform residential roofing repairs.

How Much are the Repairs?

If your home hasn't yet reached the halfway point, but you're still noticing that the repair bills are starting to pile up, you should consider having a brand-new residential roofing installation done instead, if purely for financial reasons. A good rule of thumb is to add up the cost of the repairs for the last year: if it's more than 50% the cost of a brand-new roof, have it replaced entirely. In addition to your new roof, you should also have a new warrantee to go along with it.

Do You Want to Upgrade?

Like everything else in your home, roofing technology has come a long way over the last 20 or 30 years. Newer homes are more energy efficient, which can lock in energy and keep more money in your pocket where it belongs. Moreover, if you plan on moving anytime soon, having a brand-new residential roofing installation on your home may be one of the best investment you can make to deliver top resale value. If you have plans to upgrade to a new model anyways, you should consider skipping the repairs and opting for brand-new roof instead.
